Title insurance is a form of indemnity insurance that protects the holder from financial loss sustained from defects in a title to a property. The most common type of title insurance is lender's title insurance, in which the borrower purchases coverage only to protect the lender. Owner's title insurance is often paid for by the seller to protect the buyer's equity in the property and is available separately.

o The status of the title in the title commitment
o Any exceptions to the title
o The purchase agreement to identify any requirements in order to ensure compliance
· Verify
o The payoff of existing loans secured by the real estate
o The prorating calculation of special assessments and taxes on the real estate
· Prepare
o Updated title insurance commitment to the date of closing
o Any authorization letters needed
o The required checks, deeds, and affidavits
· Closing
o Establish an agreed upon time and place
o Ensure that all parties properly execute the appropriate documents and meet required commitments
o Collect and disburse verified funds for the parties, holding funds in escrow pending satisfaction of commitments
o Record the appropriate documents as required by law
